A siting variation, or report and consent, is for a proposed building design that sits outside of the standard building regulations.
You may need a siting variation if your design for a single Class 1 building (dwelling) and associated Class 10 buildings (fences, carports, garages, sheds) don't comply with Part 5 of the Building Regulations 2018.
Please discuss this with your building surveyor before applying.
